Why is a good intake interview so important?

Buying a property in Spain? Then already consider the following questions.

"At NB-ESTATES we attach great importance to a good intake. Only by really talking to our customers can we look for the best possible property." Carl Vorsselmans and Freyke Van Looveren speak from experience. In the seven years they have been building their real estate business in Tenerife, they have always been attentive to what makes their customers dream. And to find out, they take ample time to conduct an intake interview. A round of questions con café.

NB-ESTATES: Qué?

"Most of our clients are looking for a partner to fully guide the purchase of their dream home in Spain. During the intake interview, we therefore explain our personal approach and how we fill the role of confidential advisor on site," explains Freyke.

As a recognized Belgian real estate agent (BIV 501511), NB-ESTATES specializes in the Spanish real estate market, the legal and fiscal framework and also provides local anchoring with offices in Costa Blanca, Tenerife and very soon a brand new office in the Kloosterstraat in Antwerp.

"Since we are not tied to one developer or only one region, we can guide and advise our clients in all neutrality. Our philosophy is that a satisfied client ensures a new client. The goal remains to find a home that 100% matches the wishes that were expressed during the intake interview with our customer" says Carl, manager and founder of NB-ESTATES.

Some preliminary questions

In order to customize and organize a site visit in Spain as specifically as possible, numerous questions need to be answered.

1. Location

  • Is there a region in Spain you already have your eye on? Or do you know someone who already has a property in Spain?
  • Is sea view and distance to the beach important or do you prefer mountain views? What area are you looking for (quiet, urban, lively....)?

2. Leisure activities

  • What periods of the year would you spend in your Spanish home?
  • What do you enjoy or what would you like to do once you have your home? (scuba diving, golf, padel, hiking, shopping, skiing, biking, tennis, swimming, gastronomy, culture, reading,.....)

3. Property type and facilities

  • What type of property are you looking for? (villa, apartment, penthouse, attached house, self-build, existing house or new construction, Spanish-style house).
  • What should the property meet? (number of bedrooms and bathrooms, terrace, living area, garage,....).
  • What facilities should the property have (swimming pool, gym, padel or tennis court, golf course, garden, sauna...). Should the property be suitable for small children, elderly people, disabled people? Is privacy important?

4. Deadline and budgets

  • What is the planning in terms of purchasing? Short term or rather a retirement plan?
  • What is the available budget that will allow us to make the purchase together?
  • Do you have a certain rate of return in mind? Are you planning to rent out the property to earn a return or are you aiming more at creating capital gains on resale?

Do you have concrete plans to buy a property in Spain? Or would you like to schedule an intake interview?
