The Costa del Sol has for many years been one of the most sought-after regions in Spain for those looking to purchase property abroad. Locations such as Marbella, Estepona, Benahavís, Fuengirola and Málaga combine a stable property market with a wide range of new-build developments and high-quality residential projects.
Buying a property in Spain works differently than in Belgium or the Netherlands. For example, the Spanish notary does not carry out an extensive check of building permits, possible debts or the correct registration in the land registry. In addition, purchase costs, taxes and administrative obligations differ per region and per type of property.
As a Dutch-speaking real estate partner on the Costa del Sol, we therefore guide our clients from A to Z. This means: a careful selection of projects, a clear explanation of all costs and obligations, guidance up to the notarial deed and support after completion.
Our approach is not based on a quick transaction, but on a long-term relationship with each client.
Belgian foundation and professional framework
In Spain, the profession of real estate agent is not strictly regulated. In Belgium, however, it is. Our office holds an official registration with the Professional Institute of Real Estate Agents (BIV 501511).
This Belgian foundation means that we operate according to clear professional standards, with strong attention to transparency, correct information and responsibility towards our clients.
Most initial meetings take place in Belgium — in one of our offices, at your home or via video call. During this conversation you become familiar with our way of working and can already be introduced to our area managers on site in Spain for a first meeting.
Our Belgian offices ensure that we remain close and accessible at all times. For us, this close connection with Belgium is essential: it guarantees continuity and a trusted point of contact throughout the entire process.
Careful selection of property on the Costa del Sol
The property market on the Costa del Sol is extensive and diverse. This requires critical selection.
We only include projects in our portfolio that have been positively screened in advance for:
- Valid building permits
- Bank guarantees for new developments
- Legal compliance
- Reliability of the developer
- Technical quality and finishing standards
Only when these checks are satisfactory is a project presented to our clients. In this way, we reduce risks and create a clear framework for a well-considered purchase.
The Costa del Sol as a versatile property region
The Costa del Sol stretches along the southern coast of Spain in the province of Málaga and includes a wide range of municipalities, each with its own character and price level.
Well-known locations such as Marbella, Estepona, Benahavís and Fuengirola attract international buyers, but less familiar areas can also offer interesting opportunities, depending on budget and objectives.
The region combines:
- International accessibility via Málaga Airport
- A stable property market with international demand
- New developments and established residential areas
- Opportunities for personal use and investment
From west to east, price levels, target audiences and return potential can differ significantly. Some municipalities focus more on luxury villas and golf residences, while others emphasize modern apartments or residential living.
We guide our clients along the entire Costa del Sol and determine together which location and type of property best suit their plans.
Living on the Costa del Sol
The Costa del Sol combines coastline, nature and international infrastructure within relatively short distances. Within one region you will find beaches, marinas, golf courses, protected natural parks and mountain areas. This diversity means that each municipality has a distinct character.
The western part of the Costa del Sol is known for its international atmosphere and residential zones, while the eastern part often feels quieter and more traditional. Between both areas lies the vibrant city of Málaga, which in recent years has developed into a cultural and economic centre of the region.
Besides the climate — with more than 300 sunny days per year on average — accessibility also plays an important role. Málaga International Airport connects the region directly with numerous European cities.
A wide range of international schools, hospitals, sports facilities and a well-developed road network ensure that the region remains active and attractive throughout the year.
Buying your property in Spain in 8 clear steps
Purchasing property abroad requires structure and clear guidance. That is why we work with a transparent step-by-step plan that guides you through every phase: from the first meeting to post-purchase follow-up.
1. Initial meeting
During a personal meeting, we map out your wishes, objectives and budget. You can ask all your questions and we explain purchase costs, taxation and regulations. This can take place in one of our Belgian offices (Antwerp or Knokke), at your home or via video call.
2. Viewing trip
Based on your criteria, our area managers on site organise viewings and appointments at various projects and properties that match your wishes. This gives you a clear picture of the possibilities and of the region, which our colleagues know inside out. After each visit, everything is reviewed together with you in Dutch.
On the Costa del Sol, this guidance is provided together with our local area managers, Jef and Sébastien. Jef has more than 25 years of experience in the real estate sector in this region, and Sébastien also has in-depth knowledge of the market, developers and urban planning developments.

3. Property reserved
Have you found your dream property and are you fully convinced of your choice? A reservation contract is then drawn up. This removes the property from the market and reserves it specifically for you, allowing you to proceed with confidence.
4. Private purchase contract
The purchase is legally recorded through a binding contract. Price, payment schedule, completion deadlines and conditions are clearly set out in the agreement.
5. Completion and follow-up
For new-build properties, our area managers monitor construction progress. You receive regular updates on the development and the site is followed up locally.
Before final completion, we verify together with the involved parties that the property has been finished according to plans and agreements.
6. Notarial deed
The purchase is officially completed before a notary. We guide you through this final step and ensure a correct and careful handling.
7. After-sales
Even after completion, you remain supported. Our area managers and Steffi, responsible for after-sales, are available to assist with practical questions, utilities, furnishing or further administrative follow-up.
Now it is time for you to enjoy life under the Spanish sun. Our team remains available with advice, tips and guidance whenever needed.
